KINGS WAY
CONDOMINIUM TRUST
When I joined the Condominium Trust Board two years ago I hardly knew our just-retired Chair, David Angelica. Thanks to my neighbor,
Steve Hart, David's predecessor, I had an inkling of the chairman's work load. Now I've seen it up close and personal. With humor-laced effort, often turning his other cheek, he did one helluva job, quite a feat for a clergyman Well done, David, with thanks and admiration.
Also departing after three years, Dot Conway, a model for her effort, tact and warmth. For the last two years she was condo trust's liaison with the Kings Way Trust, an added service.
Also, let's remember Pat Paradis, responsible for the Trust's Building and Ground work. At Dick Omundsen's side he logged countless miles examining stressed roofs, trees, fences--ad nauseum. Thank you Pat for your peerless efforts.
Where do you find people like these? For openers, consider Dick Coughlin, our new Chairman. In his first year on the Board he was assistant treasurer. Before he retired and moved to King's Way he was president and CEO of a bank on Boston's North shore. Obviously a worthy and welcome leader.
Mary Avery Gessner is in her third year on the Condo Board. She will handle the Liaison role on the Trust Board. Her legal background and long time involvement with Kings Way affairs will serve us admirably,
Jim Liedell, newly elected, will work with Carolyn Turchon on Safety and Security issues. You'll recall he's been a high-profile activist in many of Kings Way and area affairs.
Dick Williamson, will continue as Treasurer this year. His heavy work load last year was successfully focused on several areas, most notably our Reserve funding issue.
Marie McKenzie-Fredriksen, also newly elected, will serve as assistant Treasurer. Her years of Kings Way service were highlighted by two years as Chair of the KWCT several years ago.
Luke Gilmore replaces Pat Paradis in the Building and Grounds post. His Environmental Engineering career should prove invaluable to us. Available on loan to the Kings Way Trust, his counsel could prove useful on Waste Water Treatment issues.
Linden Wood who found us 5 highly qualified candidates for the Board this year will continue as head of the Nominating Committee.
Conducting our association business with consummate skill will be Dartmouth Group President Nick Olivieri and the management team of Dick Omundsen and Linda Weiner.
So, for 2012, I quote the Bard of Avon, "once more into the breach dear friends".
Lester Allen, Jr., KWCT Secretary

“I DIDN”T KNOW THAT!”
...Your Guide to Community Living
at Kings Way
As a reminder, the WALKING PATH along Kings Circuit is not maintained during the winter months, from December through March. Anyone who uses the path in winter, (and we hope no one will) does so at their own risk. Using the roadway (Kings Circuit) for walking can be dangerous - especially in winter.
Please put safety first!
We continue to do more tree removal work around the site, as the pine borers have infected the main trunks of many trees, and continue to be very destructive. It’s best to do this work now while it’s cold, as it minimizes the spread of the beetles.
BUILDING EMERGENCY PHONE NUMBER: In case of fire or medical emergency, always dial 9-1-1! If you experience a building emergency such as a leak that must be taken care of quickly, call the answering service at:(781) -275-3133. This number is only answered before or after regular business hours. During regular business hours, call the office for assistance at: (508) 362-3535.
If you forget the emergency number, just call the office at ANY time, and listen to the automated message - the emergency number will always be on the voice message…
RENTING YOUR UNIT … Do you know what your Association responsibilities are when it comes to renting your home? The Master Deed requires that, before renting your unit, you provide the Trustees with a completed Rental Profile (available in the Community Management Office).
You must submit this information before you allow tenancy to take place. The information requested on the form is important for safety, legal, and emergency reasons.
Additional requirements:
Ø You may not rent to more than 3 renters in one year;
Ø You may not rent your unit for less than a one month period.
At all times, it is very important to be certain the management office is aware of everyone who is living in your unit – even “long term guests” (i.e. people you allow to use your condo for periods of time, but who may not pay rent) should be registered with the office.
Additionally, all tenants and homeowners are urged to fill out Emergency Contact Forms. More and more, these are becoming important lifelines for locating relatives or other persons “in the know” who can help in an emergency when a resident is on vacation, hospitalized, or otherwise out of contact with us. Forms are always available in the office.
RECYCLING REMINDERS:
Be sure to place EVERY recyclable item in the recycling bin located in the Golf Club’s parking lot, to keep trash costs down and support environmental requirements. A full list of acceptable recyclables is available in the social center and on the KW website. When recycling, be sure to flatten cardboard - all types are recyclable, including cardboard containers, cereal boxes, packing boxes, etc. The flatter the better, to make more room and save on pick up frequency & therefore, cost.
Lately, our staff has noticed some highly unacceptable items being disposed of in the recycle bin, i.e. computer screens, food, even plastic laundry baskets! If we didn’t remove these items, the entire load would be rejected at the recycling center… PLEASE, be sure to adhere to the items that are posted. If in doubt, call the office. Your continuing cooperation and support is appreciated.

Good Deeds
Many Kings Way residents are involved in volunteer and civic activities, performing good deeds for our community. We’d like to highlight and show appreciation for those who give so generously of their time and energy in this column.
Please submit your charitable or volunteer activities, to: rharvey@thedartmouthgroup.com, so we can share them with others, and hopefully, inspire them to “pay it forward”!
Kings Way Mah Jongg
The women playing Mah Jongg and ordering their 2012 cards through me have contributed $135 towards the Cape Cod Times Needy Fund. The total donation was partly due to the 2011 card reimbursement from the League and part from their individual contribution on ordering new cards for 2012. The donation was noted in the December 21st Cape Cod Times. Thanks to all our players and let’s hope we can significantly increase the amount at the end of the current year.

Cape Cod Times “Needy Fun” &
The Boxwood Circle Neighborhood
For eight years, the Boxwood Circle neighborhood has contributed to the Cape Cod Times’ Needy Fund in lieu of sending holiday cards to one another. When we began this project in 2004, we collected $230. For 2011, 18 of our neighbors and former neighbors banded together to contribute $740. For those who may wish to implement a similar project, we send a letter to the neighborhood in late November, with a request for contributions about two weeks later. We suggest that gifts be in the form of a check made out to the Needy Fund. One of our neighbors collects the contributions and sees that they are delivered to the office in Hyannis.
The project grew out of our recognition that we have year-round opportunities to offer good wishes and friendship to each other. In addition, we continue to realize that we are blessed to live in an attractive, secure environment here at Kings Way and that many in our surrounding community lack the basic necessities of life or need a helping hand for a specific challenge. GARDEN CLUB
OF KINGS WAY
We hope everyone had great holidays and has settled in for the quiet of the winter season. We, as customary, did not have a January meeting but the board has been working to insure that we continue to have more informative and fun meetings.
Our December program was a huge success. We were taught to make a wreath and participants made a lovely centerpiece for our holiday tables
This month is our annual chocolate extravaganza. In keeping with that theme our presenter, Carolyn McMorrow will be telling us all about chocolate molds and showing us her collection. Last time she was here she brought her own homemade marshmallows. If we're lucky that may happen again.
Please remember our meetings are held on the first Wednesday of the month at 2 PM in the meeting house

THE GOLF CLUB
AT YARMOUTHPORT
For those of you who have been on the Cape this winter it has been a good one so far! Joe Goulart and his maintenance crew has been working cutting and trimming trees, clearing brush, and repairing many areas on the golf cart paths. It is truly amazing how green the golf course looks for this time of year.
Now the 2012 PGA Tour is underway. Watching golf on television makes us start thinking about spring and the upcoming golf season. This year marks the twenty-fifth anniversary of the golf course opening. During this season, we will have many exciting events geared around the quarter century mark of the golf club.
Our 2012 Membership Drive is just getting started. In celebration of our “Drive” we have a special First Year Introductory Offering. (To be eligible you must not have been a member of The Golf Club at Yarmouthport in 2011.) Your membership dues include your golf cart fee. *Only exception is if you play in a club tournament.
It’s an excellent value and geared to bring new members into the club. This offering will expire on February 29, 2012 or to the first 25 new members. Act now by Call Bob Miller, PGA for details at 508-362-5200. To learn more about the golf club visit our website at www.yportgolf.com
Let’s hope the second half of the winter is as good as the first! If we can help in anyway please just give MGGM a call at 508-362-5200.
Go Patriots,

AT HEATHERWOOD
JANUARY 2012 "Clouded with snow the cold winds blow, And shrill on leafless bough the robin with its burning breast Alone sings now." - Walter de la Mare.
To kick off 2012 we were pleased to have Liz Saunders here again. She provided us with songs from the 30's through the 60's with the aid of her sophisticated , background accompaniment. Dressed impeccably, she had our attention from the outset especially when she produced her feather boa!
Author, Janet Uhlar, gave us a most enlightening talk on the 10th, her subject being Dr. Joseph Warren (1741-1775), born in Roxbury, Ma. A graduate from Harvard he played a leading role in the "American Patriot Organization" and then as president of the "Massachusetts Provincial Congress". A Mason who, with others like Samuel Adams and John Hancock, was involved with "Sons of Liberty". Janet covered all the important events in his life which ended days after he was appointed a Major General by the Congress. General Gage was reported to have said "Warren's death was equal to the death of 600 men !
The "Beehive Tavern" in East Sandwich was our chosen eating place on the 11th. The food was good and the company even better in this Colonial style establishment.
The Theatre came to us on the18th in the form of the "Bluestone Group", part of the Cape Rep.Theatre Outreach Program. "Remembering The Happy Time" was their theme and , in this musical revue, we were given everything from Gershwin, Porter and Rogers to the more modern era of Sondheim. The Director and Pianist, Robert Wilder, with a two-man cast of Caitln Mills and Hared Hagen, certainly gave us a different taste of 42nd. Street !
ZUMBA, a Latin dance fitness program, arrived in Heatherwood on the 20th ! Never in a million years could we have ever imagined ourselves attempting a combination of samba, mambo, merengue, hip-hop and belly dance moves. But, there we were, with Donna as our leader, throwing caution and our inhibitions to the wind - hips gyrating - legs kicking- arms swaying. This much contortion had not been seen here before. Certainly an aerobics class with a difference - and a really enjoyable one. WOW !
At last ! The performance we had been waiting for - our friend for over twenty visits, classical pianist, Fred Moyer. On the 24th we were privy to a superb evening of music by Romantic composers - Mendelssohn(1809-1847). Chopin (1810-1849), Liszt (1811-1886), Arensky (1861-1906) and lastly Rachmaninoff (1873-1943). A musician of international acclaim, his modulation, tempo and arpeggios were perfectly executed and we sat silently in awe of the talent before us. To end, Fred gave us another treat, a jazz interpretation of his own. Among his many other accomplishments, he has his own Recording Company, is an avid computer-programmer and is a member of the Jazz Arts Trio ! BRAVO !
To conclude the month, we made an extended trip to Cape Cod Mall with extra time for shopping, a restaurant and FOOD ( what else! ). Laden shopping bags were our aim and we certainly exceeded that. The day was really too beautiful to be indoors but we had to get our priorities straight as time was of the essence - and how !
Our newest Residents this month were :- Dorothy Trapp (3110) from Midlothian, Va. and Virginia McCarthy (4103) from South Yarmouth, Ma. and we extend to them a hearty Heatherwood welcome.
Until next time, stay healthy and warm
Cathy Hitchcock
